FHA Zero Flex Forgivable Program
The FHA Zero Flex Forgivable Program is a mortgage assistance initiative designed to help homebuyers with down payment and closing costs. It combines a traditional FHA loan with a forgivable second mortgage, making homeownership more accessible than ever!
Program Benefits
- Flexible Assistance: Get up to 3.5% of the sales price or appraised value (whichever is lower) for down payment and closing costs
- No Extra Costs: The second mortgage is a non-amortizing loan with no interest and no monthly payments

Eligibility Guidelines
- 30-year Term: The first mortgage is due in 30 years, with the second lien due upon sale, refinance, or payoff
- Occupancy: Borrowers must occupy the residence as their primary home within 60 days of closing
- Credit Requirements
- Homebuyer Education: At least one borrower must take a homebuyer education course from a Fannie/Freddie or HUD-approved counseling agency
